1330-1342 1 Ave Townhouse and Common Amenity Housing Development

What is Happening?

A four building development on three privately owned lots, with two buildings facing 1 Ave. and two buildings facing onto the rear lane, was approved by the Canmore Planning Commission on February 23, 2022.

This application proposes a total of four residential buildings on three privately owned lots, with two buildings facing 1 Ave. and two buildings facing onto the rear lane. Facing 1 Ave. is a 4-unit townhouse building and a 5-unit townhouse building. Facing the rear lane are two buildings each consisting of two townhouse units and three common amenity housing units (providing for separate sleeping facilities and common washing, sanitary and kitchen facilities).  The total combined number of residential units is 19 with 13 townhouse units and six common amenity housing units. This proposed development is within the TPT-CR Teepee Town Comprehensive Redevelopment District (Sub-District A). 

The proposed development was approved with four variances to the regulations of Land Use Bylaw 2018-22:

1. Increase the density from 66 units per hectare to 77.8 units per hectare,
2. Increase the eaveline height from 7.5 m to 8.14 m,
3. Reducing the building step back above the eaveline on the front and rear facades from 1.0 m to 0.0 m,
4. Increase the canopy projection into the rear yard from 0.61 m to 7.5 m.
