What is proposed?
An application has been received for a new mixed-used building at the northeast side of 900 Railway Avenue. It is proposed to be a food retail development. A second floor will provide four units of employee housing.
Does this meet the bylaw regulations?
No, a variance is required for the floor area ratio (the building is smaller than what is required), number of parking stalls (they want to provide more parking than what is allowed in the LUB - the development is proposing 68 parking stalls, which more than the 60 required), and a requirement for a cascading roof (used on larger buildings) to break up massing and add visual interest.
