Located at the corner of Bow Valley Trail and Benchlands Trail (next to the Coast Hotel and Grizzly Paw Brewery), the Shops of Canmore received development approval from the Canmore Planning Commission on June 29, 2017.
The development, which is on privately-owned land, includes four separate buildings, public amenity spaces, including a plaza on the corner. There will be significant improvement to areas that are not part of the property, but are public spaces. That includes the pathway along Bow Valley Trail as well as amphitheatre style seating along the slope adjacent to Benchlands Trail. The development will have bike parking, 122 vehicle parking stalls, including 37 in an underground parkade. Approved uses in the project include retail, restaurants, convenience stores, and offices.
The developer has collaborated closely with the Town to provide excellent active transportation links, including substantial investments in pathways and sidewalks on Town land. They will also be providing more bicycle parking than is required and are providing secure indoor bicycle parking for employees, all of which encourage workers and customers to choose to walk, bike and use transit to access the development.
A pdf traffic impact assessment (650 KB) was conducted to take into account the increased traffic at the new development and at the new Coast Apartments. The traffic engineer determined that even with the increased volume, traffic signals at Old Canmore Road are not warranted. In order to maintain a high level of service for active users while accommodating vehicle movements, a right-hand turn lane will provided on Old Canmore Road so that vehicles wishing to turn right onto Bow Valley Trail are not delayed by vehicles turning left.
