What is proposed?
An application has been received for a mixed-use building, located at 1 Industrial Place (on the corner of 17 Ave and Industrial Place) that includes employee housing and offices above the main floor, light manufacturing operations, retail thrift stores, an eating establishment, and a warehouse store.
The proposed development would exceed the requirements for on-site bicycling stalls by 44 stalls, and provides bicycle amenities such as workstations and indoor storage, and a car share program. The site is located very close to the downtown as well as a bus stop, and the developer is providing eight more employee housing units than in the original proposal.
Does this meet the bylaw regulations?
No, an initial review of the application indicates that variances are required to maximum building and eave line height, minimum 6:12 roof slope, requirement for the front façade to include natural finishing materials, loading stall requirements, and permitted lumens for lighting.
No parking variations are required for this project anymore, as the revised plan requires 98 stalls, and they are providing 106.
The Canmore Planning Commission will review the application at the August 28 meeting.
