Moving to Canmore & Housing Resources

Canmore is a unique mountain Town with a number of career and housing opportunities and challenges. Moving to the area can offer an active lifestyle and adventure out your front door, however there are certain limitations that should be taken into consideration before making the move. 

Housing Ownership & Rental Vacancy

Canmore home ownership is significantly elevated above many other communities in Alberta. An article published in October, 2016  listed the current average sale price for a single family home is $916,775, more than 80 per cent above the single family home benchmark price of $503,400 in Calgary, where single family homes account for 60 per cent of the housing inventory.
The median income (for population with income) is listed as $40,103 (Stats Can, 2011) which presents an income to housing ratio of 22:1 - a statistic that clearly showcases the housing challenge many families and individuals face when considering moving to the area. When considering a move to the Bow Valley, it is important to research the current housing market to ensure that the options available are affordable to you. 

Rentals & Vacancy Rates

The rental vacancy rates for Canmore have been sitting at 0% for a number of years, and condo management companies typically have a waiting list extending anywhere from months to over a year in some cases. If seeking rental accomodation (long or short term) in the area, the best course of action is to contact PEKA or other local management companies to ensure you are on the waiting list for accomodation. Note that the majority of rental units in the community do not allow pets.

Alternative Housing, Vans, RV's, and Tiny Houses

Current Town bylaws prohibit occupying a vehicle anywhere within Town Limits outside of private property, and prohibit parking a recreation vehicle of any kind between the hours of midnight & 8am unless adjacent to the owners property.

As per the Traffic & Road Use Bylaw

  • RV's are not permitted on the street between midnight and 8 a.m. unless is parked on the street immediately adjoining the owner or operator's place of residence.
  • The maximum amount of time it can be parked as described above is for 36 hours and it has not been parked here at any time in the preceding 48 hours.
  • The intent of these restrictions is to permit loading/unloading and cleaning.
  • Trailers must be attached to vehicles at all times.

Tiny homes are currently not addressed by any local Town Bylaws, however information on accessory suites (such as garden suites, garage suites, and secondary suites) is available on the Accessory Suites Incentive Program Page.

"Affordable" Housing

The Canmore Community Housing Program requisitions a very limited number of small units within the community for residents who fall under the established income threshold. There is typically a 6-18 month waiting list for most units (rentals and ownership), and an applicant must have lived in the Bow Valley for more than 6 months before they will be put on the waiting list for any unit openings. Some of these units are occasionally listed by their owners at market rates, and can be found by searching local classifieds. 

There are typically no units available, and listings are updated periodically here. 

Air BnB / Short Term Acommodation

A percentage of Town of Canmore is zoned for short term accommodation / vacation rentals. Short Term Accommodation is defined as a stay of 30 days or less. Information on legal and illegal visitor accommodation units is available on the Visitor Accommodation page.
