Housing Action – 100 Palliser Lane Next Steps
Council gave first reading to Bylaw 2023-36: Palliser Lane Perpetual Affordable Housing DC District and scheduled a public hearing for May 7, 2024. Canmore Community Housing, who owns the land at 100 Palliser Lane, has applied to redesignate the site to accommodate the development of affordable housing. This proposed change will ensure that future development aligns with the Palliser Trail Area Structure Plan, including allowing apartment-style perpetually affordable housing up to six storeys.
The proposed amendment also removes minimum requirement for parking spaces for perpetual affordable housing within the DC district. This exemption will provide Canmore Community Housing with greater flexibility when determining the number of parking stalls to provide for their affordable housing developments. It also will allow for ‘no parking’ housing options for people who choose to live vehicle-free. Removing the minimum requirement increases the affordability of housing by eliminating the cost of providing parking stalls – making affordable housing even more attainable.
Council also:
- Approved $19,250 in grant funding from the Banff Canmore Community Foundation to support enhancements for National Indigenous Peoples Day programming.
- Approved the Downtown Business Improvement Area (BIA) 2024 budget and passed the Tax Rate Bylaw for the Downtown BIA.
