Roof Replacement Incentive

Roof Replacement Incentive Program

The Roof Replacement Incentive Program is designed to help Canmore residents reduce wildfire risk by upgrading to fire-resistant roofing materials. This one-time program is made possible through grant funding from Intact Financial Corporation and supports individual and community resilience.

Applications will open on February 2, 2026.

Application Requirements

  • Proof of a FireSmart Home Assessment that recommends a roof replacement. *
  • Quote from a certified roofer detailing the costs and materials to replace the roof.

*Important: FireSmart Home Assessments cannot be completed in winter. Eligibility is limited to those with an existing assessment (within the last 3 years) or those who can obtain one before the end of October 2025. Roof replacement funding will not be held for future years.

Replacement Requirements

  • Class A roofing materials must be used in the replacement (documentation required).
  • Ancillary roof elements (e.g., flashing, soffits, gutters, vents) must also be upgraded in accordance with FireSmart best practices
  • A Building Permit is required if a homeowner is changing the material (e.g., from cedar shakes to metal), but not for a like-for-like replacement (e.g., from older asphalt to Class A asphalt composite).

Eligibility

The program is open to all residential homes in Canmore. For multi-family buildings, the entire roof must be replaced to qualify.

Funding amounts:

  • Single Family, Duplex, Triplex: 50% of the cost of replacement, up to $5,000.
  • Condo buildings (4+ units): 50% of the cost of replacement, up to $10,000, if managed by a condo board and replacing the entire roof.

Note: All units on a property must have a FireSmart Home Assessment.

Eligibility for this incentive is not retroactive, and roof replacements that have already been completed or are in-progress do not qualify for this program. Eligible roof replacements cannot begin until a homeowner has been notified of their selection for this program by the Town of Canmore.

Prioritization Criteria

If this program is oversubscribed, the following criteria will be used to prioritize homes where the greatest impact will be made:

  • Homes with wood/cedar shakes or other materials rated Class C or below.
  • Homes occupied on a full-time basis by owners or tenants
  • Applicants who have completed other FireSmart recommendations on their property.
  • Applicants who have participated in the Neighbourhood Recognition Program.
